The top construction risks were related to HSE, programme, and quality. HSE was at the forefront of all daily operational meetings, as it required daily input, hazard identification, and control from the WBHO operational team. These items were discussed at every daily meeting by the senior leaders of the site team. The project achieved all practical completion dates on time. ALICE LANE PHASE 3 Alice Lane 3 is a commercial office building located on the corner of Alice Lane and Fifth Street in Sandton’s commercial centre. It was designed around an office anchor tenant, but includes retail elements, and concept stores on the ground floor, which interact with the piazza. This is the third of three buildings that complete the enclosure of the Alice Lane Precinct.

The building comprises a super basement (adjoining the previous phases), extending seven floors below road level. Above ground are 18 floors of office space, featuring a staggering 16-floor atrium, home to the north and south scenic lift cores. The ground floor also features an auditorium that can accommodate about 250 guests. The building shares a common piazza that blends harmoniously into the previous phases and new retail spaces. Alice Lane 3 targeted a 4 Star Green Star design and as built rating. The construction programme at Alice Lane 3 was extremely aggressive, which prompted some lateral thinking to enable WBHO to deliver this building in line with the developer’s delivery needs. The critical path driver of the project was the staggering

lift core, housing 13 lifts. The obvious construction solution would have been to slide the core. Unfortunately, this could not be considered due to the 24-hour noise disruption that would impact adjacent properties and residents. This prompted WBHO to commission the design and procurement of a self- climbing hydraulic wall formwork system. The benefits offered by this system assisted WBHO in achieving some of the programme goals. It was the first time this system had been used by WBHO. Timely procurement and supply of the high performance façade glass was another key programme risk. Hence another mitigation plan was deployed by WBHO. The glass had to be procured early, and curtain wall panels had to be manufactured well in advance of the
