T he featured pedestrian walkway will connect the Rosebank Gautrain Station with shopping centres, including The Zone and Rosebank Mall, hence the suitable name: Rosebank Link. The north facing atrium will be constructed from the walkway to the first soft roof, and will be an impressive 12 storeys high. The atrium will allow natural light to flow throughout the building and feature multiple roof and atrium gardens, creating a relaxing atmosphere. The top six storeys of the atrium will house office space and sit six floors above the street level, overlooking the Johannesburg and Rosebank CBDs and giving access to the first group of tenants. A soft roof divides the first group of tenants with the second group of tenants and will consist of three additional floors. A column-less walkway and atrium was achieved by installing hanging columns above the walkway up to podium level, great care had to be taken when casting these members as most of the building weights had to pass through it. A shuttle lift will transport visitors and tenants from the walkway to podium, the top part of the lift shaft has been constructed from steel and glazed with glass to give visitors spectacular views of the belly and atrium when traveling from one floor to another. The site and its immediate built the building will consist of 15 storeys above ground floors and two basement parking floors. The 15 storeys above ground will be divided into a featured pedestrian walkway with retail space (800 m 2 ), five parkade areas (26 700 m 2 ) and nine rentable office floors (18 500 m 2 ), adding up to a contract value of R360-million. ROSEBANK LINK Rosebank Link, developed by Redefine Properties, is situated in the heart of Rosebank at 173 Oxford Road and will be one of the city’s latest iconic sky-scraping landmarks. With a total of 46 000 m 2 ,

A total of 1,8 million bricks was used, and all wet services have been completed. Road closure was only granted during off-peak hours and with a limited lay-down area of 300 m 2 . Two neighbouring buildings are only 400 mm from the building line. The third side is occupied by The Zone shopping centre. This necessitate the team at Rosebank Link to plan and manage every delivery that came to site. With the demanding Oxford Road and Rosebank Gautrain Station directly in front the site, ensuring the safety of the public as well as that of the workers on site, was of utmost importance. Great care had to be taken for every lift the crane had to make as the team was not allowed to swing over any neighbouring building or public areas.

The space constraints and busy surrounds required all lifting operations and lay down areas to be specially planned and managed. 

context gives Rosebank Link the ability to capitalise on the visibility from the busy Oxford Road. The east and west façades consist of an aluminium clad shell with articulated strip windows to allow light and views to filter into every office module. Construction commenced in January 2017 with practical completion planned for October 2018. With 17 400 m³ of cast concrete, the concrete structure team managed to finish the structure two weeks ahead of programme allowing more time for the complex interior finishes. The construction of all the concrete slabs was based on a post tension design, with the bonded post tensioning system being utilised on the office levels.
