BPSA OXFORD PARKS PHASE 1 PROJECT

The BPSA head office building, with its compelling triangular shape, is a celebration of inspired architectural design coupled with meticulous attention to detail during construction, creating a strong focus point in Rosebank, Johannesburg.

DQG HTXLSPHQW RQ WKH ͥRRUV SRVHG VHYHUDO FKDOOHQJHV *LYHQ WKH VSHFLDO UHTXLUHPHQWV DQG WR HVWDEOLVK PD[LPXP GXUDWLRQ IRU H[WHUQDO SODWIRUPV ZLWKRXW FXUELQJ ID©DGH SURJUHVV &RQFRU Buildings developed a cascading arrangement of loading platforms WR DIIHFW RQO\ RQH ORFDOLVHG DUHD RI WKH ID©DGH To mitigate risks to concrete roof leaks and to accelerate the LQVWDOODWLRQ RI URRI SODQW DQ DOWHUQDWLYH VHTXHQFH ZDV XVHG WR FRQVWUXFW WKH LQVXODWLRQ VFUHHGV WR IDOOV DQG SODQW URRP SOLQWKV 7KH EXLOGLQJ̵V WULDQJXODU VKDSH LV GHWHUPLQHG E\ WKH OLQH RI VLJKW IURP 2[IRUG 5RDG 7KH HͦFLHQF\ RI EXON LV PD[LPLVHG E\ WKH ̴/̵ VKDSHG ͥRRU SODWHV DQG WKH EXLOGLQJ SURYLGHV DQ DFWLYH ID©DGH DORQJ WKH SHGHVWULDQ ZDONZD\ 7KH EXLOGLQJ SODQQLQJ JULG FRPSULVHV D VTXDUH SDUDOOHORJUDP JULG ZKLFK UHVXOWV LQ VSDQV H[FHHGLQJ P ,Q RUGHU WR RSWLPDOO\ XVH FRQVWUXFWLRQ PDWHULDOV DQG UHVSHFWLQJ WKH ORDG UHVWULFWLRQ RYHU WKH *DXWUDLQ WXQQHO DQG VHUYLWXGH D WKLQQHU SRVW WHQVLRQHG VODE VROXWLRQ ZDV GHVLJQHG IURP WKH ͤUVW ͥRRU upwards with an edge thickening to accommodate the longer oblique VSDQV 7KH LQQRYDWLRQ DQG HVVHQFH RI WKH VFKHPH OLHV DV PXFK LQ the principles set out for the Oxford Parks Precinct as much as the EXLOGLQJ LWVHOI ƒ

C RQVWUXFWHG E\ &RQFRU %XLOGLQJV WKH QHZ *%&6$ 6WDU *UHHQ UDWHG KHDG RͦFH IRU %36$ LV WKH ͤUVW FRPSOHWHG EXLOGLQJ LQ WKH 2[IRUG 3DUNV 3UHFLQFW 7KH 2[IRUG 3DUNV Precinct was selected as a pilot project for the Green Building Council of South Africa to create a green precinct rating tool for public HQYLURQPHQW SURMHFWV The site of this development is near the Rosebank Gautrain station giving priority to alternative transport systems thus potentially reducing environmental impact of WKH WHQDQWV DQG FXVWRPHUV

While the architectural team impressed ZLWK DQ LFRQLF GHVLJQ &RQFRU %XLOGLQJV̵ construction team excelled with innovative solutions for the challenges they faced to deliver a quality structure on time and ZLWKLQ EXGJHW 7KH SURMHFW ORFDWHG RQ WKH VRXWK HDVWHUQ FRUQHU RI WKH SUHFLQFW $ SRUWLRQ RI WKH VLWH LV ORFDWHG GLUHFWO\ DERYH WKH *DXWUDLQ WXQQHO The foundation solution comprised a raft foundation as the bottom RI WKH H[FDYDWLRQ ZDV FRQVWUXFWHG MXVW DERYH WKH =RQH RI ([FOXVLRQ The planning grid of the basement did not match that of 199 Oxford; hence the implemented solution comprised a combination of a transfer structure and sloping columns in order to get the vertical ORDGV RI WKH EXLOGLQJ GRZQ WR WKH IRXQGDWLRQ OHYHO During the construction phase access and egress for material FRPSULVHV D VXSHU EDVHPHQW VWUXFWXUH ZLWK ͤYH EXLOGLQJV RI ZKLFK WKH %36$ ZDV WKH ͤUVW WR EH FRPSOHWHG RQ DQ HOHYDWHG SRGLXP VWUXFWXUH

This project also received a Special Mention in the AfriSam Innovation Award for Sustainable Construction.
