SANDTON GATE PHASE 01 Tiber and Abland have joined forces to establish Sandton Gate as a world-class precinct. Both companies have brought their expertise in property together to create Sandton Gate as a sustainable and smarter choice

for businesses, residents and the general public. T he precinct’s developers, Abland and Tiber, employed architects %RRJHUWPDQ 3DUWQHUV IURP WKH SURMHFW̵V LQFHSWLRQ WR conceptualise a comprehensive offering, ranging from the concept, XUEDQ IUDPHZRUN DQG LQGLYLGXDO EXLOGLQJV 6DQGWRQ *DWH LV D pioneering mixed-use precinct promoting the health of individuals, WKH HQYLURQPHQW DQG WKH FLW\ /RFDWHG RQ WKH RXWVNLUWV RI WKH Sandton CBD in Johannesburg it is situated along William Nicol Drive which connects the Northern suburbs to the Sandton CBD DQG WKH FLW\ RI -RKDQQHVEXUJ 2Q WKH RWKHU VLGH LW ERUGHUV RQ WKH Braamfontein Spruit considered to be one of the longest municipal SDUNV LQ WKH ZRUOG 7KH SUHFLQFW GHPRQVWUDWHV VHFWRU OHDGHUVKLS in sustainability as it piloted the implementation of the Green Star 6XVWDLQDEOH 3UHFLQFWV WRRO $V WKH ͤUVW EXLOGLQJ FRPSOHWHG LQ WKH SUHFLQFW WKH SKDVH RQH building, designed by Boogertman + Partners, which includes a gym, UHWDLO DQG RͦFH VSDFH SOD\V D FULWLFDO UROH LQ WKH H[SRVXUH RI WKH SUHFLQFW WR WKH SXEOLF DQG LQ HVWDEOLVKLQJ LWV SUHVHQFH LQ WKH FLW\ $V SDUW RI WKH *UHHQ 6WDU 6XVWDLQDEOH 3UHFLQFW &HUWLͤFDWLRQ the precinct was meticulously designed to reduce the impact of urban development on ecosystems through investigating and implementing the following: sustainable transport and movement, sustainable site selection, waste management, reduction of

IRU KHDOWK\ DQG DFWLYH OLYLQJ The precinct is situated on a key point overlooking the Braamfontein Spruit – a popular mountain biking and hiking URXWH 7KH HQWLUH VWUHWFK RI ULYHU UXQQLQJ DORQJ 6DQGWRQ *DWH ZLOO be upgraded and refurbished with cycling and pedestrian paths DV ZHOO DV VSRUWLQJ DPHQLWLHV DQG IDFLOLWLHV 'UDZLQJ WKLV XUEDQ green spine into the precinct was one of the most important design FRQVLGHUDWLRQV $V SDUW RI WKH *UHHQ 6WDU 6XVWDLQDEOH 3UHFLQFW FHUWLͤFDWLRQ LQWHUYHQWLRQV ZHUH LPSOHPHQWHG VXFK DV FRPPXQLW\ participation and governance, sustainability awareness and the UHTXLUHG HQYLURQPHQWDO PDQDJHPHQW SODQV DQG SHUPLWV 7KH SURMHFW team consisted of multiple Green Star Accredited Professionals – all contributing sustainability driven solutions from the schematic GHVLJQ SKDVH WKURXJK WR FRQVWUXFWLRQ FRPSOHWLRQ The green consultants in collaboration with both Abland and Tiber created a Community Users’ Guide to provide and enhance knowledge and understanding of the precinct’s sustainability DWWULEXWHV 7KH RSWLRQ RI LQYHVWPHQWV LQ LQIUDVWUXFWXUH ZDV FUHDWHG IRU WKH EHQHͤW RI WKH FRPPXQLW\ E\ XSJUDGLQJ WKH 3DUNODQG landscapes and rehabilitation softworks, providing cycle path ODQGVFDSHV DQG LQWHJUDWHG DUWZRUNV DFURVV WKH SUHFLQFW 7KH EXLOGLQJ LV D FRPPHUFLDO GHYHORSPHQW WKDW FRPSULVHV ͤYH ͥRRUV ZLWK D JURVV ͥRRU DUHD RI DSSUR[LPDWHO\ P excluding car parking DUHDV 7KH EXLOGLQJ LQFOXGHV D P 3ODQHW )LWQHVV J\P P RI UHWDLO DQG P RI 3 *UDGH 2ͦFH 6SDFH ,W LV SRVLWLRQHG RQ a prominent point near the entrance of the precinct on William Nicol 'ULYH ZKLFK KDV EHHQ DGGHG WR SUHYHQW WUDͦF FRQJHVWLRQ UHVXOWLQJ IURP WKH GHQVLͤFDWLRQ RI WKH DUHD ,WV SRVLWLRQ HQVXUHV DFFHVVLELOLW\
