TSHWANE REGIONAL MALL Tshwane Regional Mall (TRM) sits on a long, narrow site, hemmed in by the railway to the south, and an electrical servitude to the north. Defining nodes, or points of interest within such a long mall, as well as emphasising entrances externally, was important in the initial design stages. The goal in these internal courts was to bring in as much natural light as possible, and emphasise space and volume as a counterpoint to the long malls. The intent was to achieve a very thin, ‘floating’ roof structure above almost uninterrupted clerestorey strip windows. This was achieved by using steel structure, including diagonal steel spars and ‘tree branches’ on concrete columns, adding further interest to the spaces.

L ightweight feature walls at the entrances were clad in powder- FRDWHG DOXPLQLXP H[SDQGHG PHWDO DQG (7,&6 ZDOOLQJ ,QLWLDOO\ precast concrete had been considered for the large, triangular signage walls, however this didn’t prove to be feasible due to the KHLJKW UHTXLUHPHQWV 7KDW LV ZKHUH WKH (7,&6 ZDOO ZLWK D FRQFUHWH ORRN ͤQLVK SURYHG YHU\ VXFFHVVIXO DQG DFKLHYHG WKH UHTXLUHG DHVWKHWLF 7KH DUFKLWHFWXUDO GHVLJQ EULHI ZDV WR FUHDWH D UHWDLO FHQWUH that would rival other high end regional malls nearby, offering a local DOWHUQDWLYH VKRSSLQJ H[SHULHQFH WR WKH UHVLGHQWV RI 0DPHORGL 7KH entrances and related internal courts, as described above, form WKH PDLQ IRFDO SRLQWV ZLWK KLJK TXDOLW\ ͤQLVKHV LQFOXGLQJ WLOHV PRVDLFV WLPEHU FODGGLQJ DQG YLQ\O OLIHVW\OH JUDSKLFV 7KH ͤQLVKHV had to be carefully considered for both their aesthetic appeal and WKHLU ORQJHYLW\ DV WKH H[SHFWHG IRRW WUDͦF WKURXJK WKH PDOO EHWZHHQ DOO WKH GLIIHUHQW WUDQVSRUW KXEV HVWLPDWHG DW FRPPXWHUV GDLO\ ZDV H[WUHPHO\ KLJK 7KH 750 ORJR ZDV LPSRUWDQW WR WKH FOLHQW DV WKH FRORXUV DUH symbolic of the area and the transport interchange that converges on the mall, with each colour representing the city, the people, and GLIIHUHQW PRGHV RI WUDQVSRUW 7KLV YLEUDQW SDOHWWH RI FRORXUV ZDV XVHG WR EULQJ HQHUJ\ DQG LQWHUHVW LQWR WKH PDOO DQG DOVR WR GHͤQH different spaces, with each internal court using one of the logo FRORXUV WR LGHQWLI\ LW 7KH VLWH LWVHOI ZDV QRW KLJKO\ HQYLURQPHQWDOO\ VHQVLWLYH 7KHUH LV DQ H[LVWLQJ UHWDLO GHYHORSPHQW DWWDFKHG WR WKH train station, and a fuel station that needed to be retained and ZRUNHG DURXQG 0RVW RI WKH EDODQFH RI WKH VLWH ZDV SUHYLRXVO\ occupied by a motley collection ablution and storage buildings, taxi UDQN FDUSRUW VWUXFWXUHV DQG SDYHG VXUIDFHV ,PPHGLDWH QHLJKERXUV

LQFOXGH WKH UDLOZD\ WKH HQRUPRXV )RUG 0RWRU &RPSDQ\ IDFWRU\ DQG YDULRXV RWKHU EXON UHWDLO DQG LQGXVWULDO FRPSOH[HV Design consideration was given to ensuring lowest possible HQHUJ\ XVH LQ WHUPV RIPHFKDQLFDO VHUYLFHV DQG HOHFWULFDO ͤWWLQJV The structure is well insulated to reduce heat gain and high air FRQGLWLRQLQJ UHTXLUHPHQWV (OHFWURQLF WDSV ZHUH ͤWWHG WKURXJKRXW WR UHGXFH ZDWHU XVH The landscape designers created a living masterpiece of indigenous and low water plants, including the much hailed 6SHNERRP 0XFK RI WKH YHJHWDWLRQ KDV DOUHDG\ JURZQ LQ ZHOO DQG LV arguably a vast environmental improvement on the dusty landscape WKDW H[LVWHG SULRU WR WKLV GHYHORSPHQW 7KLV GHYHORSPHQW KDV provided a much needed upgrade to the retail offerings available WR WKH ORFDO 0DPHORGL FRPPXQLW\ 6KRSSHUV ZLOO QR ORQJHU QHHG WR WUDYHO ORQJ GLVWDQFHV WR ͤQG WKH UHWDLO FKDLQV DQG DVSLUDWLRQDO EUDQGV WKH\̵UH ORRNLQJ IRU :LWK WZR WD[L UDQNV RQH LQ WKH PDLQ EXLOGLQJ basement and one in a separate building alongside the mall), direct DFFHVV WR WKH 'HQQHERRP 0HWURUDLO VWDWLRQ DGMDFHQW FLW\ EXV VWRSV and a future TRT bus terminal, this has also become a transport node, making it easy for commuters to move between transport RSWLRQV DQG WR GR VRPH VKRSSLQJ RU JUDE D ELW WR HDW RQ WKH ZD\ 7KH DGMDFHQW PDOO ZLWK WZR GLUHFW FRQQHFWLRQV WKURXJK WKH 7VKZDQH 5HJLRQDO 0DOO DQG FRQQHFWLQJ GLUHFWO\ LQWR WKH 'HQQHERRP train station, has embraced the opportunity to upgrade and revive SRUWLRQV RI WKHLU PDOO WR HQJDJH PRUH VHDPOHVVO\ ZLWK 750̵V RIIHULQJ 7KH FRPELQHG */$ IRU ERWK PDOOV LV DSSUR[LPDWHO\ Pt 750 LV DSSUR[LPDWHO\ Pt RQ LWV RZQ PDNLQJ LW D
