39 COMMERCE CRESCENT The building is the 4 th building to be completed by Alchemy on the street. All the buildings draw from the same pallet of materials – off-shutter concrete, black brick, and glass. This building uses the same pallet but its form breaks away from the rectilinear lines of its neighbours. The façade is made up of angled
forms that cantilever 1,2 m off the existing structure. T he building is a conversion of an existing three storey commercial EXLOGLQJ LQWR D VWRUH\ VKRZURRP 7KH FRQYHQWLRQDO LQGXVWULDO facades were transformed by sloping off-shutter concrete and black brick facades that are cantilevered off the existing structure to IRUP WKH IXWXULVWLF H[WHULRU 7KH ID©DGH IRUPV DUH SXQFWXDWHG ZLWK UHͥHFWLYH JODVV SDQHOV Internally a new atrium was created to bring light into the centre RI WKH GHHS ͥRRU SODWH 7KH LQWHUQDO DWULXP IRUPHG D VHFRQGDU\ IXQFWLRQ RI IXWXUH SURRͤQJ WKH EXLOGLQJ ,W DOORZV DOO WKH ͥRRUV WR EH accessed from a central common area which allows the building to EH OHW WR PXOWLSOH WHQDQWV The building is let to a single tenant who wanted to maximise the XVDEOH DUHD RI WKH EXLOGLQJ (DUO\ RQ LQ WKH SURMHFW LW ZDV GHFLGHG to convert the roof space into an open-air showroom which has an LQFUHGLEOH YLHZ RXW WRZDUGV 6DQGWRQ The existing structure was retained and strengthened where UHTXLUHG 7R DGG DQ DGGLWLRQDO ͥRRU WR WKH EXLOGLQJ WKH IRXQGDWLRQV needed to be stiffened and their size increased to accommodate the DGGLWLRQDO ORDGV WR WKH EXLOGLQJ /DUJH RSHQLQJV QHHGHG WR EH FUHDWHG LQ WKH H[LVWLQJ ͥRRU VODEV IRU QHZ ͤUH HVFDSH VWDLUV DQG VHUYLFH GXFWV DV ZHOO WKH DWULXP RSHQLQJ LQ WKH FHQWUH RI WKH EXLOGLQJ &DUERQ ͤEHU VWULSV DQG VWHHO L EHDPV were installed on the underside of the existing slabs to strengthen WKHP UHGXFLQJ WKH QHHG IRU DGGLWLRQDO FROXPQV WR EH EXLOW 7KLV DOORZHG IRU WKH ͥRRU SODWH WR UHPDLQ DV RSHQ DV SRVVLEOH ZKLFK LV LGHDO IRU LWV VKRZURRP IXQFWLRQ 7R LPSURYH WKH TXDOLW\ RI WKH VSDFH WKH H[LVWLQJ ͥRRU VODEV ZHUH GHPROLVKHG WR FUHDWH DQ DWULXP LQ WKH FHQWUH RI WKH EXLOGLQJ A skylight was installed on the new roof level and allows light to ͥRRG LQWR WKH FHQWUH RI WKH ͥRRU SODWH $ FHQWUDO VWDLUFDVH ZDV LQVWDOOHG LQ WKH DWULXP YRLG WR FRQQHFW WKH OHYHOV 7KH VWDLUFDVH LV
FDQWLOHYHUHG RII WKH ͥRRU VODEV DQG VSLUDOV XS WKURXJK WKH VSDFH 7KH VFXOSWXUDO VWDLU ZDV GHVLJQHG LQ 5KLQR DQG WKH ' IRUP ZDV ͥDWWHQHG WR IRUP SDQHOV ZKLFK ZHUH ODVHU FXW WR FUHDWH WKH IRUPZRUN WKDW ZRXOG EH FDVW LQ SODFH WR IRUP WKH VWDLU 7KLV IRUPZRUN DOORZHG us to create a complex form that would not have been possible with FRQYHQWLRQDO IRUPZRUN 7KH VWDLUFDVH ZDV ͤQLVKHG ZLWK D OLJKW JUH\ SROLVKHG SODVWHU Traditionally brick fa ç ades are rectilinear due to the nature of the EULFNV WKDW WKH\ DUH FRQVWUXFWHG IURP $W &RPPHUFH &UHVFHQW EULFNV ZHUH VHW RXW DW GHJUHH DQJOHV WR FUHDWH WKH VORSLQJ IRUPV WKDW ZUDS DURXQG WKH EXLOGLQJ 7R FUHDWH WKH VORSLQJ ZDOOV 3DUDJRQ KDG WR DOWHU WKH SDWWHUQ WKDW FRQYHQWLRQDO IDFH EULFNV DUH ODLG LQ (DFK FRXUVH LV RIIVHW IURP WKH RQH EHORZ 'HWDLOHG GUDZLQJV RI WKH EULFN facades were created to determine what would happen to the pattern ZKHQ LW QHHGHG WR FKDQJH GLUHFWLRQ DURXQG D GHJUHH FRUQHU Cut bricks were inserted into the pattern to ensure that the pattern could be continued around corners without the visual impact of WKH VWDJJHUHG SDWWHUQ EHLQJ EURNHQ 7KH URXJK RII VKXWWHU FRQFUHWH IDFDGHV PLPLF WKH VORSH RI WKH DQJOHG EULFNZRUN 5HͥHFWLYH JODVV ZDV XVHG WR SXQFWXDWH WKH MXQFWLRQV EHWZHHQ WKHVH WZR PDWHULDOV 7KH H[LVWLQJ VWUXFWXUH RI WKH EXLOGLQJ ZDV UHWDLQHG 7KLV UHGXFHG the overall environmental impact of the build by reducing the amount RI FRQFUHWH DQG VWHHOZRUN UHTXLUHG RQ WKH SURMHFW 7KH GHYHORSPHQW DOVR LPSURYHG WKH HQHUJ\ HͦFLHQF\ RI WKH EXLOGLQJ 3HUIRUPDQFH glazing was used throughout, along with an insulated roof, cavity walls, and insulated spandrel panels that all contribute to a more stable internal environment that requires less energy to maintain a FRPIRUWDEOH LQWHUQDO WHPSHUDWXUH (QHUJ\ HͦFLHQW +9$& V\VWHPV ZHUH LQVWDOOHG WKURXJKRXW DQG HQHUJ\ HͦFLHQW OLJKWLQJ ZDV XVHG The atrium and large windows allow natural light into the space IURP DOO VLGHV
