Of course, sustainabi l i ty hinges as much on how a bui lding operates as the des ign and materials used in i ts construct ion and, to thi s end, sophi st icated systems are in place to ensure maximum ef ficiency across the board. The energy ef ficiency of the bui lding i s achieved by applying various Greenstar measures as wel l as the extens ive solar array instal led on s i te. An energy model of the bui lding was generated in the des ign stage which showed that the overal l bui lding des ign showed an overal l improvement of 100% over a SANS 10400 not ional bui lding. These measures have resul ted in the base bui lding operat ing at net-zero carbon emi ss ions . 
