Heal th Ser vices , received an exterior refurbi shment and only MEP compl iance i tems deal t wi th internal ly, wi th the tenant in s i tu during construct ion. Used for the fi rst t ime in South Af rica in any volume, an I tal ian per forated vinyl stretched fabric i s extens ively used to manage solar control , bi rd infestat ion and dramat ical ly al ter the external appearance of the bui ldings . The façade renovat ions remain true to the original form of the bui lding whi le a mask was appl ied to completely al ter the appearance. The best features of the bui ldings , namely the ef fect of the of fices float ing over the parking area, are enhanced further by cement bagging and then paint ing al l the face-brick elements in a dark grey colour. Thi s has the addi t ional benefi t of dramat ical ly al tering the appearance of al l the bui ldings and adding some texture to what i s otherwi se a ver y sl ick des ign. There are three di f ferent façade types appl ied according to the elevat ion and requi red sun control treatment . Façade Type 1 – Flush curtain wal l ing i s appl ied only to Oranje’s South Eastern Elevat ion and wrap around the adjacent corners . The mul l ion and transom spacing reflects the opt imi sat ion of the standard glass sheet s i zes to reduce wastage. Façade Type 2 – Stretched per forated PVC mesh vei l by Serge Ferrari , f ramed by powder-coated aluminium extrus ions , spans between the slender brick clad columns on Oranje’s North and South Western Façades .
