The 3 rd Greenbarn wi l l be completed in 2022 at Greenbay in Gordons Bay, which was recent ly crowned the 2021 Af rican Property Awards Winner for Best sustainable res ident ial development in South Af rica. The res ident ial blocks cons i st ing of a mix of 1,2, and 3 bedrooms are careful ly des igned to minimi se i ts carbon footprint and opt imi se the human scale of each block . Boogertman + Partners di rector, Andre Wright says that embedded wi thin the concept of the Green Barns being act ive centres of part icipat ion and connect ion, i s the des ign driver to make the elements of sustainable des ign vi s ible as demonstrable landmarks of green principles . “By expos ing ever y green inter vent ion and making i t part of the aesthet ic, as opposed to submerging i t in the fabric of the bui lding and surrounding landscape, i ts value and importance are shared wi thin the communi ty. The concept foref ronts green des ign as a l iving principle that wi l l influence greater awareness and ul t imately change behaviour.” Balwin as the contractor, cl ient, quantity surveyor and procurement manager, they have the luxury of procuring products al igned with their ultra-green vision for these structures. Building materials are carefully selected to ensure a high content, with Balwin committing to using steel with over 90% recycled content and more than 1% of their contract value is made up of materials with recycled content. During construction, project- specific environmental and waste management plans have been developed to minimise the environmental impact and contribution of waste to landfills through the construction process.

Of course, sustainabil ity hinges as much on how a building operates as the design and materials used in its construction and, to this end, sophisticated systems are in place to ensure maximum efficiency across the board. The energy efficiency of the building is achieved by applying various Greenstar measures as well as the extensive solar array installed on site. An energy model of the building was generated in the design stage which showed that the overall building design showed an overall improvement of 100% over a SANS 10400 notional building. These measures have resulted in the base building operating at net-zero carbon emissions. 
